The KOST Story

KOST Residences was founded in 1999, roughly 23 years ago with an idea that sharing a house or co-living with other people does not have to be low quality, difficult, uncertain and full of drama. With living costs reaching stratospheric heights, it is indeed one of the most affordable living options anywhere around the world. 

'Kost' was derived and shortened roughly from the Dutch word 'indekost' or 'in de kost zijn', which means to rent a place to live, board or lodge. These days 'Kost' would most closely translate as “studio apartment”. We call this, creative property investing.

With these simple ideas, we started from a humble beginning of sub-renting a 3 bedroom house in Caulfield, Victoria, Australia, while still living in one of the rooms to save on living cost. Quickly realising how well this model worked, we decided to expand into a small operation of renting and sub-renting a few more houses/apartments. Finally, in 2019, no longer sub-renting and having owned several properties ourselves, we helped out a few select property owners massively boost their investment returns, and became a licensed property management company as part of Juragan.

Granted, it's a niche market, hard work and extremely challenging to manage multiple renters in one property. Finally, after many years of tweaking and understanding the co-living market, we are now ready to expand wide and large across Melbourne, Australia and beyond. Hence, kost.co "Co-Living Management Specialist".

We have assisted hundreds of property owners turn their investment portfolio around, from the normal 3-5% returns, to a whopping 15%-20% returns during the best of times by renting out individual rooms. During the hardship of Covid19 pandemic (2020-2022), while many property owners sustained huge rental losses, all of our Clients remained in the green.

Our average vacant days is less than 15 days, per room. That's how hard we work for you!

And because there will be multiple rooms to lease, our Clients are almost always be getting continuous revenue all year round (It is highly unlikely all rooms are vacant at the same time).
